Cross East Triple Decker

At Cross Street East in Somerville, Massachusetts, Reframe Systems developed a three-unit affordable housing building with Somerville Community Corporation, showing how our technology-enabled homebuilding platform can support nonprofit housing providers in constrained infill markets.

The 4,200-square-foot triple-decker is managed by Somerville Community Corporation as affordable rental housing for low-income residents at 50% AMI. Cross Street brings Reframe’s robotic design-build delivery model to a mission-aligned project and demonstrates how Reframe’s repeatable housing products can adapt across customer types without requiring a new building system for every project. Because the building uses the same triple-decker footprint as Gilman Street, Reframe was able to carry forward validated design, manufacturing, and field execution data rather than start from scratch.

That is where Reframe’s Physical AI platform becomes a meaningful advantage. Every completed task, production sequence, field condition, and deviation feeds back into our Pixels-to-Parts engine, strengthening the connection between software intelligence and physical delivery. Between Gilman Street and Cross Street, that learning translated into approximately $10 per square foot in labor cost reduction, showing how repeat delivery can create measurable savings for affordable housing partners.

The low-rise multifamily building is made up of 24 modules set in four days, using factory production to compress what is typically months of traditional construction. The all-electric building produces zero operational carbon onsite and achieved a HERS score below 37. It is projected to use 71% less operational energy than the U.S. multifamily median, helping reduce long-term utility costs while improving comfort for residents. Over 60 years, the building is also projected to reduce lifecycle carbon by 90% compared to baseline construction.

Cross Street shows how Reframe can pair repeatable housing products with mission-aligned partnerships, making high-performance affordable housing more attainable for the communities that need it.
