Adams Circle, a 12-home neighborhood on a 2.03-acre former military site in Devens, Massachusetts, demonstrates how Reframe Systems uses technology-enabled homebuilding to unlock housing on complex, underutilized sites.

In partnership with MassDevelopment, Adams Circle is part of the redevelopment The Boston Globe described as “a new future for housing construction” emerging at the former Fort Devens military base. It breaks from the assumption that modular construction only works under perfectly repeatable conditions. Instead, Reframe’s platform is designed to adapt to the realities of each site, from infrastructure to local design context and project economics.

Each home is approximately 2,044-square-feet, with four bedrooms and three bathrooms. The exterior maintains a warm, contextual New England character, while the open-concept interior demonstrates Reframe’s ability to create generous, flexible spaces. Adams Circle helps show that modular construction does not have to look or feel like modular construction.

Climate resilience is engineered into Reframe’s baseline. Every Adams Circle home is all-electric and solar, battery, and EV-ready as standard, with continuous insulation. Passive House principles, airtight envelopes, continuous exterior insulation, ERV systems, and high-performance windows help reduce energy costs while improving comfort and indoor air quality. A portion of the homes are also designated for affordable or below-market sale, expanding the opportunity for home ownership within the community.
